General Manager (Property Management)

Umhlanga, Durban

R 75 – 90 000 CTC pm (Neg)

We are seeking a highly motivated and experienced General Manager to join our team. The successful candidate will work closely with the Managing Agent and Body corporate board representatives to oversee the day-to-day operations of the development.

The General Manager will be responsible for ensuring compliance with stakeholder and scheme rules and regulations, managing health and safety protocols, overseeing contractor management, maintaining common property, and fostering positive relationships with all stakeholders.

Main job function

Compliance Management:

Ensure adherence to stakeholder and scheme rules and regulations.

Oversee health and safety protocols and compliance.

Manage insurance compliance and mitigate risks.

Property Maintenance:

Supervise repairs and maintenance of common property.

Manage the life cycle costings of all assets that belong to the scheme.

Report any non-conformances and risk related issues within sections to section owners.

Engage with consultants to address and close out project snags efficiently.

Stakeholder Relationship Management:

Develop and maintain positive relationships with the Ridge Management Association, Council, LUMS, and other relevant stakeholders.

Address and resolve complaints in a timely and professional manner.

Financial Management:

Develop and manage budgets for operational costs and capital projects.

Implement cost controls to ensure efficient use of resources.

Contractor Management:

Oversee the selection and management of all contractors.

Ensure compliance, quality of workmanship and adherence to timelines.

Service Level Agreements (SLAs) and Utilities Management:

Develop and negotiate SLAs with service providers.

Support the Managing agent in utilities management and cost recoveries.

Marketing and Promotion:

Develop marketing strategies to promote the development.

Coordinate marketing efforts to attract tenants and buyers.

CCTV and POPI Compliance:

Manage CCTV systems and ensure compliance with privacy regulations.

Implement and maintain POPI compliance protocols.

Qualifications

Bachelor's degree in Business Administration, Property Management, or related field.

Experience/Criteria

Proven experience in property management, preferably in a similar role.

Strong knowledge of property laws, regulations, and industry standards.

Excellent communication and interpersonal skills.

Ability to manage multiple priorities and deadlines effectively.

Proficiency in budgeting and financial management.

Experience in contractor management and project oversight.

Knowledge of health and safety regulations and risk management practices.
